Roofline and lead flashing repairs

Stopping leaks where roofs meet walls, chimneys and dormers – new lead flashings, valleys and soakers, plus fascias, soffits and gutters.

Lead flashing repairs by Northumberland Building

Most roof leaks are not caused by slates or tiles but by the joints – where a roof meets a chimney, a wall, a dormer or another roof slope. These joints are usually sealed with lead, which lasts a long time when properly sized and fixed, but fails when the lead is too thin, too long, or held in with sealant instead of being dressed into the joints.

What we repair

  • Step and cover flashings on chimneys and abutment walls.
  • Valleys where two roof slopes meet.
  • Back gutters behind chimneys, a frequent source of leaks.
  • Soakers under slates at abutments.
  • Roofline – rotten fascias, soffits and bargeboards, and leaking or sagging gutters.

Done properly

We use the right thickness of lead for each detail, keep individual pieces short enough to cope with expansion, wedge and point them into joints, and avoid relying on mastic sealant.

Lead flashing repairs: common questions

Why does my chimney leak only in heavy rain?

Driving rain often gets behind failed flashings or a poor back gutter. It can also soak through porous masonry in the stack.

Can you replace lead with something else?

There are lead alternatives, but traditional lead is very durable and preferred on older and listed buildings.

Should gutters be cleaned regularly?

Yes, at least once a year, especially near trees. Blocked gutters cause many damp problems.
